Take $300 Off The Standard Price Of $749 For The ENHANCED Or $595 For The BASIC MLS Marketing Package

By doing just a little of the work yourself you can save $300. Complete the Listing Agreement on your computer and take your own digital photos, it's that simple. Than mail or fax us the completed and signed Listing Agreement along with your check or credit card authorization for the correct amount ($449 for the Enhanced or $295 for the Basic), and email your photos and we will take care of the rest.

Basic MLS Package - Up to 12 digital photos.

Enhanced MLS Package
(Virtual Tour) - Up to 30 photos. To create a panoramic view simply take multiple overlapping pictures as follows:
    1 - Take pictures from left to right                                           
    2 - Overlap images at least 20% 
    3 - Try to maintain the same (top-to-bottom) sight image (a tripod is helpful
         but not absolutely necessary)                                    
    4 - Take pictures in the same order you would show your home (walking up
         to the front door..., etc.).
Let your pictures represent a walk-through of your house almost as if you were giving a tour.

What Is Marketing Assistance?
Simply put it is a mutually advantageous arrangement between the homeowner and a local cooperating Broker that allows the Broker/Office to supply the homeowner with various marketing (local print advertising, lawn sign, etc.) and support services (secretarial / answering services, hosting open houses, etc.) at no cost to the homeowner.  Most of the Broker supplied services are the same ones that would be offered under a traditional listing arrangement.

Why Would A Broker Offer Free Marketing Assistance?
Because it helps the Broker secure more home buyers.  The more buyers a Broker can work with, the more potential sales that will be generated.  In effect, they attract buyers by advertising your house and connect with buyers by servicing your listing.  Not every buyer that calls for information will be appropriate for your house, but that was a buyer nevertheless and the Broker can possibly capitalize on that by attempting to sell them something else.  In other words, it is a one hand washes the other kind of arrangement.  You receive support and additional marketing from the Broker and in return the Broker acquires additional buyers they can work with.  Plus, because they are servicing all agent and buyer inquires they have a better chance at selling your house than other brokers.

Why Will Cyber Smart Real Estate Reduce The Price?
Because we will enter into an agreement with the assisting Broker whereby  they will pay us a percentage of the selling commission they will earn if they sell your house.  This is know as a referral agreement.  However, neither the assisting Broker nor Cyber Smart Real Estate will earn any additional monies if you sell your house on your own or if another cooperating broker was the selling agent.  In effect, Cyber Smart Real Estate is taking an acceptable business risk by giving up a portion of the up-front fee on the chance the assisting Broker will effect the sale of your house.
